No fees means exactly what it means. Absolutely no fees whatsoever under any circumstances.

Yes. All of our offers are cash offers and you will receive a check for the amount of money equal to the offer that was agreed to. 

 

For example, if we offered 150,000 dollars and you accepted our offer – you receive a check for 150,000 dollars. No fees or anything removed from it and no installment plans. You receive your money in full.

You will receive your money on the day of closing.

We can close in as little as 10-14 days. This is on a case by case basis as there could potentially be delays due to holidays, vacations or other delays due to other people involved in the process. 

However, our goal is to close as fast as possible if you are on a tight timeline.

Absolutely! We are not bound by any specific timeline if you need extra time. Some people need time to move, find another house or apartment or get their other priorities in order. We don’t ask questions or judge you based on the amount of time you need. You tell us and we’ll make it happen.

In this case, we would go under contract and If you need a month, we’ll do a month. If you need 6 months, we’ll do 6 months. And that would be part of our contract.

Yes. As-is means exactly what it says: As-is. You do not need to do any cleaning or make any repairs or renovations to the home (unless you decide that you want to, however we don’t recommend it) and do not need to satisfy any liens or back taxes, etc… you simply sell the home to us as-is and we absorb all responsibility going forward.

Something to keep in mind however is that the offer we present to you is based upon the condition of the home.

Our offers are determined by how much work the house will potentially need once we purchase it from you. It is also determined by the comparable homes in the area as well as how the real estate market is doing at that moment.

We buy single family homes, row homes (which are mostly located in Wilmington), duplexes, triplexes, quads and condos.

We do not buy any type of commercial properties, senior living/55+ properties or mobile homes at this time.

We buy in all of New Castle County. 

 

In some cases we may cross over into Sussex County depending on location. That is a case by case basis.

Yes. We regularly buy properties in foreclosure, pre-foreclosure, or with tenants in place.
